The Music Village Resorts have been created as a co-operative real estate syndicate. To develop these entire projects for overall resort benefits of the developers profit is our goal. As this project is being created as a music resort community co-operative, the primary investors are the initial real estate purchasers prior to the venue development & its members. This will allow our community to seek the benefits of a developers profit. Since this resort is based upon the grassroots community, we value our residents & members who will evolve into the Music Village property & members association. These are the individuals who will have a direct impact on the direction of each venue. . A venue in the Western U.S. will likely have a different image than one in the Southeastern U.S. Our goal is to make great music & share in wonderful gatherings, but our number one priority is that all patrons are safe & secure. Our initial real estate proposal is the cost of real estate acquisition. This also includes phase one of improvements divided by the actual number of real estate home & villa/cabin sites.

Music Village Resorts will consider a master financial plan for the master venue improvements & the 400 room lodge facility. This lodge will be a full service resort will all amenities you've come to expect at a resort. It will include an indoor music venue for 1000, tavern, shops, restaurant, dance club, 200 unit condominiums, 200 hotel rooms, 25,000 sq ft banquet facility, spa, gym, saunas, indoor & outdoor pools, & resort management offices. Our lodges will have over 125,000 sq ft & will be designed individually for each village. Music Village Resorts will have a dozen plus locations within 7 years.


Lender Base

Music Village is seeking a lender to provide a simple solution for our property purchasers. As Music Village Resorts are a music co-operative, the initial purchase proposal will be the additional seed capital to acquire the actual village site & basic improvements. By purchasing a large tract, the acreage price will be significantly lower than values of individual lots in that market. We are a co-operative of music lovers with the same goal in mind. We are offering the initial proposal of 50% off the price after closing. This will provide our investment capital to acquire & create phase one of development for the resorts. We are taking the predevelopment sales strategy within our co-op & creating a village that will become an artisans & musicians village. CMVR will become a first class resort for the enjoyment of many.

The lender we are seeking is one that can visualize our concept & provide competitive rates. It is a must that the lender has a liberal criteria. Some of our purchasers are young professional, just starting out,or musicians looking for a foot in the door. With the initial offering at such an outstanding offering, Music Village Resorts will provide a purchaser guarantee on all lots sold in pre-development. With a master lender that is seeking a secure investment on a project with a potential loan portfolio of $3 million to $10 million per resort, this will provide us a streamlined strategy to rapidly develop these resorts within the next year.

As a music co-operative, we assemble hundreds of like minded individuals & create the buying power to produce a new niche resort community, Music Village Resorts. As we are only seeking a handful of resort locations. Our quest will involve outstanding sites that will make magical experiences that we are seeking on our journey in life!

Property criteria:

Ideal property size: up to 2000 acres with a diverse array of terrain. Property less than 100 acres must be adjacent to forest for additional camping for patrons.

Adjacent to: forest/parks, waterfront, mountain property, eco-resort, caves, streams, (ponds & springs are primary objectives), farms, camps, hunting lodges, timber land, raw land,& private estates.

Road access can be a factor & is a minor issue in most cases. Rural settings are preferred due to sound issues.
